Real estate agents
 The real estate market in Thailand is fairly well modernized, but still is characterized by a great deal of comings and goings of ordinary town and country folks at the 'Land Office', the provincial or branch office of the Department of Lands, under the Ministry of the Interior, where the ownerhip of land and houses is properly transferred and registered. Here in Thailand, where people don't use lawyers unless there's a problem, buying or selling property is business than everyone can do. Foreigners buying property in Thailand require assistance in understanding the ownership type, structure and registration, help with the transfer of funds in the correct way, and in dealing with the documentation which is, of course, all in Thai. Legal translations, certified by a notary_public, should be part of the process. Such assistance may be rendered by taxi drivers, a girlfriend, a real estate agent or a lawyer - customer's choice! Listen to the grapevine ...
 Local knowledge is indispensable. Take your time if you can, talk with members of the ex-pat community at your hotel, around the golf course and in the bars and restaurants of your plans to buy property. Most likely, you'll be inundated with advice and assistance, and you will soon get a feel for who's who and who you can safely do business with.
 
Foreigners must have work permits
 To work in the real estate industry in Thailand, a foreigner must have a work permit. Operating as an agent or builder/developer or a 'consultant' without the correct work permit is illegal and offenders are fined and even expelled from the country. If you are buying property through foreigners working in Thailand, insist that notarized photocopies of their passports and work permits are included in the contractual identifications, and have them checked by legal counsel or a translator. Make sure the permits are for work related to the real estate industry. If the people you are dealing with are expelled from Thailand in the middle of your property aquisition, you may lose both time and money.
The bottom line
 is that doing business is largely a matter of trust, and you have to connect with people in companies who win your confidence and whose products and services are of demonstrably high quality. Absolutely all issues should be explained to you and you should not go ahead until you understand and feel comfortable with everything. The final responsibility is yours, so you need to exercise your own judgement on the individuals concerned and the information and services provided.
